How does it work?
You purchase your home and take a 90-year lease over the land on which the home is situated. This long-term lease protects your security of tenure. You can sell your home at any time and we will transfer the lease to the new owner. Under this exclusive agreement, residents pay a weekly site fee. In many cases you are eligible for rental assistance to help with payment of the fee that covers many time-consuming maintenance chores, as well as use of all the village facilities.
Site fees
The weekly site fee gives you the right to occupy the space where your home is situated for 90 years, as well as covering council and water rates, maintenance and use of all Brookfield facilities and services. The weekly site fee varies depending on your situation. Refer to the table below (guide only):
Under the lease at Brookfield, the rent is payable by direct debit each fortnight. Depending on your personal financial circumstances, you may be eligible for Government rental assistance to reduce the rent. The rent is reviewed on 1 July each year and is capped at the CPI or 3.5% whichever is the greater. Weekly rents are currently:

What is included in the site fee?
- Council rate
- Government taxes and charges
- Maintenance of common garden areas
- Maintenance of your front garden
- Access to all facilities including clubhouse and Leisure Centre
- Maintenance and running costs of clubhouse and Leisure Centre
- Management of Brookfield and all associated costs for land and services
To help keep the home purchase price and rent at an affordable level, Brookfield recovers part of its costs for developing, running and maintaining the Village when you sell your home. This payment is known as the Deferred Management Fee (DMF). This is a scaled percentage, depending on how long you have been in the village that is deducted from the sale price of your home when you decide to sell.
No extra fees
You'll be relieved to know there are the no extra fees involved. There is no stamp duty, no council rates, no taxes or charges and no water rates (although you'll pay for supply and water usage). You will pay for electricity, but at a discounted rate - over and above the pension discount.
You may be eligible to reduce your weekly site fee through the Centrelink and/or Veteran Affairs Rental Assistance Scheme.

Please Note: The above table is provided as a guide only. As at 20 September 2009, the rental assistance payable is $111.80 per fortnight ($55.90 per week). This is for a single Age Pensioner with no dependent children paying $261.46 per fortnight in site fees (rental). The rental assistance payable is $105.40 per fortnight ($52.70 per week). This is for an Age Pensioner couple with no dependent children and paying $302.53 per fortnight in site fees (rental).
